Presidium Tech Ridge in Northeast Austin is designed for both sustainability and convenience. This 358-unit development spans 14 acres and provides nearly four acres of preserved parkland with direct access to a spring-fed creek and trail system.
Key features include:
- Environmental protection: The community was built adjacent to multiple critical environmental features near the creek. Careful planning ensured these ecosystems were conserved and not disturbed.
- Stormwater management: All stormwater is filtered through biofiltration ponds with lush plantings throughout the property. A
- Energy savings: A TEAL centralized hot water system cuts energy usage by up to 40%. Instead of every apartment relying on its own water heater, the TEAL system uses a central source to heat water and distribute it across the community. This reduces wasted energy, lowers emissions and provides residents faster, more reliable access to hot water at a lower cost.
- Water conservation: Apartments also feature water-efficient fixtures throughout, helping conserve resources and aligning with Austin’s water conservation goals.
On a larger scale, reducing this much energy use in one development has a meaningful impact on Austin’s grid, especially as the city continues to grow.

- TEAL centralized hot water system: This system provides the same efficiency and resident benefits as Tech Ridge, cutting energy use significantly.
- Rainwater biofiltration: While rainwater treatment is required in Austin today, the redevelopment of this former strip center added a new level of environmental protection. The previous site had no contaminant filtering, so this infill project introduced systems that naturally clean rainwater before it returns to the local ecosystem.
- Austin Energy Green Building (AEGB) Level 2 rating: Recognition of the property’s high standards in energy efficiency and sustainable design.
