With more eyes on North Texas than ever before, Presidium Hill Street began leasing in the spring. The community set a new standard for rental housing in the Grand Prairie and Arlington submarket, a highly sought-after market in the Dallas metro area. The 13-acre development has premier access to Highway 161 and Interstate 30, bringing easy connectivity to Dallas, Fort Worth, DFW Airport and vast employment centers, including Lockheed, Bell Helicopter, UT-Arlington, etc.
Each of the 290 apartment homes provide luxury housing and feature 9-foot ceilings, stainless steel appliances, wood-look flooring, smart technology designer lighting and lock systems, Ecobee thermostats and high-quality plumbing fixtures throughout. Designed by Dallas-based O’Brien Architects, the community was designed to exceed the latest energy code requirements, incorporating ENERGY STAR® and energy-efficient components throughout all systems.
Presidium Hill Street is expected to be fully completed in September, where residents will be able to revel in a community-centric atmosphere outfitted with top-of-the-line amenities such as a circular resort-style pool, a business lounge with Wi-Fi and conference rooms, a rooftop skydeck terrace, a fitness center with a separate fitness-on-demand studio, a bike storage location, an on-site car wash, and a pet grooming area.

Dallas Fort Worth is at the top of the list for relocations globally, with notable companies such as Toyota Motor North America, Charles Schwab, AECOM and PGA of America making a move to the area. This created an explosive job and population growth in Farmers Branch, Texas and presented Presidium with the perfect opportunity to develop a unique living option for future residents – introducing Presidium Valley View.
In April, we broke ground on the first phase of Presidium Valley View, a 344-unit, five-story luxury residential community that will offer best-in-class amenities and provide residents with a Class-A multifamily development in an unbeatable location. Designed by Dallas-based O’Brien Architects, residents will enjoy community-based features, including a clubroom area, coffee bar, gamer room with various gaming tables, state-of-the-art fitness center with private offices, coworking spaces, conference rooms and more.
Phase I of Presidium Valley View is expected to be fully completed in late-2023. During phase two of the project, which is set to break ground in 2024, Presidium plans to develop additional apartment units alongside the initial Presidium Valley View building.

Over the last few years, San Antonio has been recognized as one of the top 10 cities in the nation for the most population growth. After eyeing the area, the team decided it was the perfect time to break ground on a new luxury development, Presidium Chase Hill, in 2020. Fast forward to August 2022, we announced the completion of Presidium Chase Hill, making it our first ground-up development in the Alamo City. The 370-unit luxury community offers residents private, resort-inspired living with the modern conveniences to the La Cantera Resort & Spa, two world-class golf courses and an open-air mall with more than 150 premium retail shops and eateries.
The goal of the 470,000-square-foot development was to encapsulate the evident ambiance and luxury of the surrounding area into the community. With the picturesque views of the scenic Texas Hill Country, Presidium Chase Hill maximizes the abundance of outdoor luxuries with a resort-style two-level pool with surrounding splash pads, waterfalls, private cabanas, a pool lounge and outdoor kitchens with grilling areas overlooking a golf course. Further amenities include a dog park with a grooming station, a community playground, a rooftop terrace and an on-site car wash.
Designed by REES Associates, Inc., Presidium Chase Hill features a stunning collection of one-, two- and three-bedroom apartment residences with captivating interiors and amenity spaces. Each unit includes 9-foot ceilings and upscale finishes along with smart technology features such as keyless entry doors and Ecobbe thermostats with Alexa, which can be accessed through a single smartphone app. The curated amenity space has an expansive two-story clubhouse, leasing center built into the hillside which boasts a two-story fitness center with a yoga studio, multiple Wi-Fi lounges, a media room gourmet kitchen and a bar lounge.

A highly-anticipated project is making headway in Austin’s ‘Tech Ridge Corrider’ – a rapidly developing area notable tech companies such as Dell, General Motors, Samsung, 3M and more have migrated to. As of May 2022, Presidium has broken ground on Presidium Tech Ridge, a 358-unit, four-story luxury community designed by Dallas-based Humphreys & Partners Architects with the concept of taking advantage of the surrounding environment. Presidium Tech Ridge will be situated along a spring-fed creek that runs through the property and nine acres of parkland, providing residents with a resort-style living environment and endless options to work, live and play, whether on-site or in the surrounding community.
Residents will be able to enjoy an expansive clubroom and leasing center strategically oriented to overlook the natural parkland, with a coffee bar, game room with a variety of gaming tables, theater lounge and golf simulator, state-of-the-art fitness center and yoga studio, a social lounge with a catering kitchen and a fully equipped business center with private offices, coworking spaces and conference rooms.
With the expected completion date to be late-2023, the 365,000-square-foot development is set on acquiring the National Green Building Standards certification. The certification requires the building to adhere to high performance in site design, resource efficiency, water efficiency, energy efficiency, indoor environmental quality, and building operations and maintenance. To achieve this, Presidium Tech Ridge will feature thermal-efficient windows, EV charging stations, an innovative stormwater quality management system, energy-efficient appliances and green building operations. To take it one step further, Presidium plans to implement a sustainable TEAL Hot Water Heating System, which helps reduce the community’s carbon footprint and can save up to 40% in energy consumption compared to traditional water heating methods.
