<p>A few years ago, communities competed by adding more features. Today, renters are paying closer attention to how those spaces actually fit into their daily lives. The most successful communities are not necessarily offering more amenities. They are offering amenities people genuinely use.</p>
<p>As resident expectations continue to evolve, design and amenity decisions are increasingly centered on convenience, flexibility and experience.</p>

<p><b>March 23, 2026</b><span style="font-weight: 400;"> &#8211; Presidium, a diversified real estate development, investment and management firm, has acquired Whitney at The Heights, a 178,094-square-foot multifamily community located at 2424 ETC Jester Blvd. in Houston. The three-story development includes 186 apartment homes in the highly desirable Heights submarket, with direct access to the White Oak Bayou Greenway Trail.</span></p>
<p><span style="font-weight: 400;">Built in 2001, Whitney at The Heights offers one-, two- and three-bedroom residences ranging from 666 to 1,320 square feet. The acquisition further strengthens Presidium’s presence in Houston and aligns with the firm’s strategy of investing in well-located, infill communities positioned for long-term growth.</span></p>
<p><span style="font-weight: 400;">“Whitney at The Heights represents a rare opportunity to acquire an irreplaceable infill asset in one of Houston’s most sought-after neighborhoods,” said John Griggs, Co-Founder and Co-CEO of Presidium. “The community offers strong fundamentals today, and we see meaningful upside through targeted improvements that will enhance the resident experience and further differentiate the community within The Heights.”</span></p>
<p><span style="font-weight: 400;">Presidium plans to begin renovations within the next month. Planned improvements include upgrades to common areas, enhancements to the resort-style pool and exterior and landscaping improvements designed to elevate the overall look and feel of the community.</span></p>
<p><span style="font-weight: 400;">Community amenities include a resort-style swimming pool with pergola seating, resident clubhouse, fitness center, business center, dog park, covered parking and outdoor grilling areas with televisions. Residents also benefit from online services, maintenance request capabilities and Fetch package delivery.</span></p>
<p><span style="font-weight: 400;">Apartment homes feature private entrances and patios, nine-foot or vaulted ceilings, in-unit washers and dryers, large closets and pool or nature trail views.
